The Regional VP is responsible for the managerial oversight of the assigned geographical portfolio and staff by directing the team, implementing policies, programs, and initiatives that achieve budgeted financial results. This position will be responsible for driving portfolio profitability and designing the strategic vision for the region and ensuring that all goals align with the overall company goals. Oversee District Managers in the day-to-day operations of their respective portfolios: strategize with and coach on operating practices including issues related to marketing, leasing, maintenance, office administration personnel, resident relations, reporting, financial accountability, and capital improvements.

Responsibilities:

  • Executes the strategic vision for the operation within assigned region; oversees activities of the region; manages, trains, and coaches the team while guiding individuals to reach their potential and providing constructive feedback for employee development; prospects, interviews, and strategically hires new and replacement employees; drives the staff toward profitability targets established by the Upper Management. Continuously assesses assets in portfolio for quality, marketability, performance and fit and makes recommendations on acquisitions and dispositions of assets to increase overall performance of the portfolio.
  • Oversees the operating performance of and compliance with Company Field Operations procedures and policies by reviewing financial pricing models and marketing plan(s), conducting operational and financial audits, and developing corrective action plans to achieve stated goals and objectives.
  • Reviews turn bids and purchase orders to minimize turn costs and maximize efficiency of the turn cycle.
  • Reviews activity reports, budgets, and financial statements and tracking progress toward occupancy, pricing and operating revenue and expense goals and objectives; takes corrective actions.
  • Provides regional oversight for Asset Preservation and Optimization of Revenue to include physical evaluation of properties as indicated by property information Reporting.
  • Assists with the implementation of resident retention programs; evaluates the efficiency of programs and make recommendations for improvement as needed.
  • Evaluates region's performance for compliance with established policies and objectives, and contributions towards goal attainment.
  • Leads or participates in process improvement initiatives by identifying opportunities for enhancing business performance, and leading specific project teams in developing and implementing innovative programs, policies, procedures, and practices.
  • Follows all organizational systems, programs, training, policies, and procedures as required and complies with relevant legal mandates. Seeks guidance as necessary.
  • Actively supports and participates in the safety program, both for self-protection and the protection of other employees, by reading and abiding by all requirements in the Injury and Illness Prevention Program (I2P2).
  • Carries out all responsibilities in an honest, ethical and professional manner.
  • Handles various other duties as delegated by direct supervisor/management.


Requirements:

  • Bachelor's degree in Real Estate, Finance, Business Management, or a related field required.
  • Minimum of seven (7) years of experience in a general management role with full P&L responsibility, managing multiple geographies with 20+ direct reports required.
  • Minimum of ten (10) years of directly related progressively responsible experience in an operational or related role required. It is preferred if the experience is the following areas/industries:
    • Property Operations
    • Real Estate
    • Property Management.
  • Intermediate knowledge of Microsoft Office (Outlook, Word, Excel) required.
  • Valid Driver's license required.
  • Must be able to operate a motor vehicle.
  • Real Estate License required.
  • Excellent verbal and written communication skills.
  • Strong leadership, employee development, relationship management, and negotiation skills.
  • Must be able to meet multiple deadlines.
  • Must be able to implement process improvement changes.
  • Must be able to work in a team environment.
  • Must be able to pay close attention to details.
  • Must be able to develop cross functional relationships.
  • Must be able to lift/carry:
    • 20 pounds to waist height
    • 10 pounds to shoulder height
    • 5 pounds above the head
  • May be required to work evenings and/or weekends.
  • Will be required to travel on company business.
  • Will be required to drive personal vehicle on company business.
  • Will be required to physically tour and evaluate vacant and/or occupied homes.
