With numerous projects in the pipeline for years to come and major growth opportunities we wish to take advantage of throughout the Phoenix market, we are actively looking to take on a hard-working, experienced, and reliable Quality Project Manager for our Design Build team -- so if that's you, we look forward to hearing from you!

What You Will Be Doing -Construction Administrator (Administering the Contract for Construction as noted in the Owner Architect Agreement)
a. Shop drawing reviews
b. Providing informal and formal Construction Document clarifications and responding to Requests For Information.
c. Developing and publishing Construction Document supplemental information.
d. Developing and publishing Proposal Requests when requested by the Owner
e. Conduct construction observations, documenting observations, and publishing observation reports.
f. Consultant management / leadership for both Architects consultants and Owners consultants during Construction
g. Record keeping

-Quality Assurance/Quality Control Manager (Design/Documentation Quality Assurance and Quality Control Program Management)
a. Based on construction observations and field notes, substitution logs, modification logs, clarifications logs, etc.
provide design/documentation feedback, drawing comments, etc. to the Design-Build team to future proof
repeatable mistakes from developing on next construction sites.
b. Review the drawings for sufficiency against all Checklist items, noting compliance or deficiency.
Support the design team with documentation enhancements to ensure compliance with all Checklist items.
c. Review all project documentation at each deliverable milestone not just architecture documentation. Plan
reviews are intended to evaluate discipline coordination, scope identification, plan completeness, design
constructability, and best practices based on Company's formal/informal Standards, Industry Standards, Field lessons
learned, etc. Support the design team with documentation enhancements to ensure resolution of all plan review
comments.
d. Review project documentation at each phase milestone for adherence to the Owners Product
Requirements. Utilizing the Product Guidelines program document, publish an opinion of plan/spec compliance or
deficiency. Support the design team with documentation enhancements to ensure compliance with all Product
Guidelines.
e. Assemble trade Coordination Drawings overlaying Architecture/ID, Mechanical, and Structural drawings as
necessary to validate coordination. Publish reports and mark-ups of deficiencies. Support the design team with
documentation enhancements to ensure trades are coordinated.
f. Resourcing for Design Build team members for Code Compliance, Construction databases,
Substitutions/Modifications Logs, Shop Drawings, Design Deficiencies/Failures Logs, Construction
Deficiencies/Failures Logs, Best Practices, Industry References, etc

-Operational Coordination on behalf of the Owner/Owner's Representation
a. Detailed furnishing coordination: rough-in coordination with furnishings (box walks, floor boxes, drapery rough-in,
structural hold points, decorative fixtures, etc.)
b. Low voltage detailed design-build coordination: Owner requirements confirmation, equipment selection, rough-in
coordination, equipment testing, operation, and management team training.
c. Site furnishing coordination: rough-in coordination with site furnishings (box walks, floor boxes, foundation
coordination, etc.), budget tracking, schedule and installation timing.
d. Signage coordination: facilitate commissioning signage design-build contract, facilitate detailed design of campus
signage (code required, way-finding, monumental, decorative), signage budget tracking, signage permitting &
planning and zoning approvals, rough-in coordination and structural coordination, budget tracking, schedule and
installation timing.
e. Property Sales and deal exiting with Warranty and Operations: facilitating responses to Buyer inspection reports,
facilitating construction records, peer reviews, and project history as necessary to support responses to Buyer
Inspections. Recording inspection comments to develop action plans for projects currently in design to address
topics across the design portfolio
f. Equity/Debt inspection reports facilitation: brainstorming resolutions of deficiency notes or reports, contractor
coordination/facilitation of resolution, facilitating response documentation, advising architect and owner of risks,
ensuring resolution documentation is complete and accurate for close-out.
g. Facilitating project brand identity and marketing program: provide unit plan files to marketing team for sales data,
reviewing sales data for accuracy, providing unit tabulations, maps, and unit features data, rendering facilitating,
facilitating site photos and aerial shots, etc.
What You Need for this Position - Education: College degree within the Architecture, Engineering, Construction Science, or Construction Management
industries
- Experience: 12+ years within the multifamily, mixed-use or hospitality industry with experience with both wood frame
construction and/or concrete construction.
- Possess strong communication and organizational skills.
- A team player who possesses a positive attitude, a strong work ethic, a high level of professionalism and who can handle
multiple project assignments and quickly/effectively solve problems.
- Exceptional organizational skills with the ability to prioritize and multi-task.
- Proficient in Outlook, Word, Excel, Bluebeam Revu.
- Proficiency in Revit is required.
- Proficiency in AutoCAD and sketching is required to facilitate needs for quick field clarifications and enhanced
communications.
