Education

  • Bachelor's degree required

Experience:
  • Minimum of 4-8 years of experience in marketing or related field
  • Experience in the Multi-family industry preferred

  • WordPress and/or other content management systems
  • Google Analytics
  • Email marketing software (MailChimp, Constant Contact or the like)Proficiency using a project and workflow management tool (e.g., Asana, Workfront, Percolate)
  • Strong editing and proofing skills
  • Able to travel 25-30% of time

Essential Duties:
  • Manage portfolio marketing operations for existing properties in selected markets with a special focus on high- priority properties (new construction, acquisitions, third party management, etc.)
  • Support corporate projects, programs and initiatives that effect the portfolios on a national or regional level
  • Support and assist in establishing standards and processes with the Portfolio Marketing Sr Manager
  • Conduct competitive and local research to ensure a thorough understanding of each property's market and audience
  • Provide marketing leadership to Property Management and analyses of each property's performance to generate qualified leads, including recommendations for media additions or removals and approximate ROI for each source
  • Provide budget recommendations for existing portfolio and new construction
  • Regularly analyze traffic, lead and occupancy reports and take appropriate action to maintain optimal marketing efforts and lead generation. This includes monthly reporting on property activities and marketing efforts on lease-up or high visibility properties
  • Conduct regularly scheduled calls/meetings with key leadership in each market to review marketing efforts, challenges, etc. - anticipate needs and prepare relevant strategic recommendations at the initial/kick-off marketing plans for lease-up communities in your portfolio
  • Build and maintain strong relationships with Property Management and all key FF functions to ensure highest level of communication and integration
  • Develop thoughtful integrated marketing campaigns that weave together the unique attributes of each property and their demographic with strategic efforts in digital advertising. This would include but is not limited to:
    • Pay per click/Retargeting
    • SEO
    • Geo-targeting and location-based advertising
    • Social media, both organic and paid
    • Email marketing
    • Signage
    • Print advertising as needed
    • Events
    • Outreach
  • Contributes marketing expertise and direction to new construction projects
  • Participates and ensures acquisitions are integrated in a timely manner for all aspects of marketing
  • Act as brand steward and voice of customer for both company and property in all outbound marketing
  • Manage relevant and current content for each property's website including copy, photos, design, amenities and promotions to optimize for search engines
  • Expand marketing efforts into innovative and new technologies
  • Understand the properties and related markets through on the ground experience - particularly for kickoff meetings pertaining to lease-ups and takeovers
  • Conduct trainings and presentation to ensure on-site associates understand marketing goals, tools and services
  • Lead and support with special projects as assigned
