Overview

Organizes and maintains the business of Design Studio, with complete understanding of the financial and customer experience role that the Design Studio has in attaining the Division's business plan. Uses knowledge of daily operations of Design Studio to ensure effective coordination required between sales/escrow, purchasing, customer service, operations and accounting.

Primary Duties & Responsibilities

  • Partner with division leadership to design and build a new Design Studio space. This will include the planning and strategy for what materials to display and how those materials should be presented to the buyer.
  • Manages all aspects of the Design Studio and maintains overall Design Studio appearance, including the organizing, updating, and replacing of showroom samples.
  • Schedules and conducts design appointments for selections of options with new homebuyers by providing buyers with product information, available upgrade options, and pricing information.
  • Provides design guidance to buyers in selections by coordinating materials and colors to satisfy buyers' needs.
  • Calculates pricing and prepares contract items for buyer's review and enters data into BOSS.
  • Processes all revisions relating to color selections and change order options in timely and accurate manner with phase cut off schedule adherence.
  • Coordinates distribution of design option information to Construction field team.
  • Acts as liaison between Sales and Construction Departments as required ensuring schedules are consistently met and proper information is transmitted to Field.
  • Ensures New Home Counselors are properly establishing expectations with buyers and are providing accurate information regarding Design Studio operations.
  • Responds to questions from Field, Warranty and contractors on change orders/color selections and to buyers' issues.
  • Maintains product files with current products & prices available, plus relevant information sheets and brochures.
  • Completes competitive analysis by obtaining pricing from competition.
  • Conducts field visits to review new products and provides feedback on inclusion of selection items.
  • Assists in researching new products and provides recommendations to Purchasing based on buyers' requests.
  • Provides training to team members to ensure understanding of design Studio operations, communication flow and paperwork.
  • Maintains operations manual documenting all design Studio policies and procedures.
  • Coordinates model decoration and installation.
  • Attends Division Level meetings as required.
Education & Experience

  • Design knowledge from college degree in Design or related field with Design experience or 5 to 7 years Design Management experience.
  • Marketing skills; open minded and creative
  • Ability to read and interpret information from blue prints
  • Strong communication and interpersonal skills
  • Strong design knowledge and color coordinating skills
  • Ability to stoop, bend, lift, push or otherwise move objects weighing as much as 25 lbs. 70-80% of the time
  • Ability to prioritize assignments in order to complete by deadlines
  • Detail oriented with strong visual skills for symmetry, alignment, color balance, textures, cohesiveness.
Skills & Abilities

  • Strong verbal communication skills to interact with homebuyers, other departments, subcontractors and outside sales reps.
  • Strong management and problem resolution skills; ability to handle many situations at same time; detail oriented.
Technical Knowledge & Experience

  • Proficiency with computer and systems knowledge.
Physical Requirements

  • Typical office environment.
  • Construction sites and warehouse where temperature, weather and noise may vary; may encounter electrical, dust, poor ventilation, dangerous machinery, moving objects and toxic conditions
